Welcome to PoppyWood — we're so glad you're here! This home's highlights are a private home theater and a backyard patio near a neighborhood pond, in Little Elm near Frisco. Whether you're here for a family trip, work, or a longer monthly stay, we want this to feel like home from the moment you arrive.

🚗 Arrival, Parking & Access

  • Address: 3861 Poppywood Rd, Little Elm, TX 75068 (some maps show “Poppywood Dr” — same home)
  • Community: Spiritas Ranch, Little Elm. A car is recommended; use Google Maps / Apple Maps / Waze for the latest routing (it's a newer neighborhood).
  • Check-in: after 3:00 PM
  • Check-out: by 10:00 AM

Parking

  • 2 cars in the driveway, plus up to 3 on the street where permitted.
  • Please do not block neighbors' driveways or mailboxes.
  • The garage is not for guest use.

🔑 How do I check-in? — Schlage Smart Lock

The front door has a Schlage smart lock. Your personal 4-digit PIN is sent to you before arrival in your check-in message. There is no shared or static door code.
  • Please complete Verify Me (identity verification) as early as possible — ideally 3+ business days before arrival — so your PIN goes out on time.
To unlock
  1. Press the Schlage button on the keypad to wake the lock.
  2. Enter your 4-digit PIN.
  3. Turn the handle and enter.
To lock when leaving
  1. Close the door fully.
  2. Press the Schlage button on the keypad.
  3. Confirm it locks; give the door a gentle pull.
If your code doesn't work
  1. Message us on your booking channel.
  2. Then text +1 407 537 0022. Backup access is available through support.
  3. Never force the lock or try random codes — too many wrong attempts can temporarily disable the keypad.

📋 House Rules & Quiet Hours

  • Quiet hours: 10:00 PM – 8:00 AM. Thanks for keeping it calm — this is a residential neighborhood.
  • No smoking or vaping inside.
  • No parties or events.
  • Only registered guests overnight.
  • Pets welcome: up to 2 pets, $100 pet fee.
  • Please be a good neighbor and treat our home as if it were your own.

🗑️ Trash Management

  • Bins: outside on the right side of the house — Gray = trash, Blue = recycling.
  • Pickup: Tuesday morning, every week.
  • Please roll the bins to the curb on Monday evening after 7:00 PM, and bring them back in after collection.
  • Extra trash bags: under the kitchen sink.
  • Have something bulky to throw away? Text support at +1 407 537 0022.
  • Pickup can shift on holiday weeks — we'll text you if it changes.

  • At checkout: take all trash to the outdoor bins.

  • 4 bathrooms.
  • Extra linens and blankets are in the closet; bedrooms have room-darkening curtains/blinds.

🍳 Appliances

  • Kitchen: fully equipped — refrigerator, stove/oven, microwave, dishwasher, coffee maker, toaster, pots/pans, dishes, glassware, and cooking basics.
  • Laundry: washer & dryer in the laundry closet near the back of the home; detergent provided. Please avoid overloading.
  • Heating & cooling: central A/C and heat. Suggested range 68–75°F during your stay.
  • TV / entertainment: Smart TV in the living room with streaming (Netflix); no cable. Please sign out of any personal accounts before checkout. Board games and cards are on the living-room shelf.
  • Home theater: private theater with reclining seating. Theater remote / streaming instructions: to be added.
  • Outdoors: BBQ grill, patio and outdoor dining.
  • Something not working? Text us — please don't try to repair it yourself.

🏠 Smart Home

  • Smart lock: Schlage smart lock on the front door (see Arrival, Parking & Access).
  • Thermostat: ecobee thermostat in the hallway controls central heat and A/C.

🌳 Backyard Patio & Neighborhood Pond

  • Patio seating out back; the home is near a neighborhood pond and fountain.
  • The pond is not for swimming. Please supervise children near the water at all times, and no glass near the water.
  • Fishing in the neighborhood pond requires a valid Texas fishing license.

👋 Checkout

  • Check-out by 10:00 AM. Please send us a quick message before you leave.
  • Checking out after 10:20 AM without approval may result in a $50 fee or an extra night's charge. Need a later checkout? Text +1 407 537 0022 in advance — we'll do our best when the calendar allows.
Checkout checklist
Load and start the dishwasher with any used dishes
Take all trash to the outdoor bins (right side of the house)
Return any moved furniture to its place
Strip used bed linen and leave it, with used towels, in the laundry room
Set the thermostat to 75°F
Turn off all lights, TVs, and the theater system
Sign out of streaming accounts
Close and lock all windows and doors; lock the Schlage front door and give it a gentle pull to confirm
Left something behind? We're happy to mail it — a $50 handling fee plus postage applies.

Disclosures

The front door uses a Schlage smart lock and the home has an ecobee smart thermostat.
Video monitoring is enabled outside of the home for safety: one camera above the garage and one behind the patio / backyard. Please note that there are no cameras or noise monitors of any kind inside the home.
The TV is equipped with streaming (Netflix); there is no cable. Please sign out of any personal accounts before you leave.
